Do you work directly with HOA boards and condo associations?
Yes — multi-building condo associations and HOAs are a core part of HyTech's commercial work. We provide written proposals, condition assessments, drone reports, and W-9 / certificates of insurance to the board directly.

For every commercial proposal we send, the board receives: a one-page board-meeting summary, full technical scope of work, manufacturer specifications, line-item pricing, multiple Good/Better/Best options for board review, references from comparable Cape Cod properties, and a payment schedule tied to milestones (not a 50% upfront deposit). We've worked with Pheasant Run, Harwich House Condos, and other Cape Cod associations.

Can you sequence a multi-building reroof so unit owners aren't disrupted?
Yes — we routinely phase reroofing projects across multi-building complexes building-by-building, matching the HOA's funded reserve schedule and the property's seasonal calendar.

Two-trailer crews, full property protection over walkways and gardens, daily magnet sweeps for nails, and same-day cleanup mean residents barely notice the work. We coordinate access with property management directly and provide multi-day-out notification to affected units.

Do you provide capital reserve assessments for HOAs?
Yes — HyTech provides written condition reports with drone aerial photography, square-foot measurements, remaining-useful-life estimates, and tiered replacement scenarios for use in reserve studies.

The report plugs directly into your reserve study committee's capital plan. We charge a flat fee for the assessment that's credited toward any work the board ultimately approves, so there's no cost to get the document if you proceed with HyTech.

What's the difference between a commercial roof restoration and replacement?
A restoration with GACO silicone coating costs about half of a full replacement and carries the same 50-year manufacturer warranty. Replacement is needed when the existing membrane is too damaged to coat over.

If the existing EPDM, TPO, BUR, or metal roof is structurally sound and not actively leaking, a silicone restoration restores the watertight membrane, adds UV reflectivity, and extends the roof's useful life by 50 years for roughly 50% of replacement cost. We inspect every flat roof to determine which approach is appropriate.

Do you offer multi-year maintenance contracts for commercial properties?
Yes — HyTech offers annual or semi-annual maintenance programs that include inspections, gutter cleanings, flashing maintenance, drone surveys, and coating top-coats, billed predictably on a contract basis.

Property-management partners get a single account manager, prioritized scheduling, standardized digital invoicing, automatic certificate-of-insurance renewal, and a per-property maintenance log we keep current. The contract is sized to the property and can be paid annually or quarterly.

What's your insurance coverage for commercial work?
$2 million general liability plus umbrella coverage, plus workers' compensation. We provide a certificate of insurance per property naming whatever entity your association requires.

We hold Massachusetts HIC (Home Improvement Contractor) and CSL (Construction Supervisor) licenses, full general liability with an aggregate umbrella, workers' compensation through MA's required carrier, and OSHA-certified fall protection on every job. Documentation is provided before any work begins.
